Overview

Four months to buy a home. Close to one in three agreed sales falling through. On 19 June the government published its Home Buying and Selling Reform Roadmap, setting out how it intends to fix both by changing how property data flows across the chain. This bulletin looks at what is being built, and what lenders need to do to be ready to plug in.

The Challenge

Less than one per cent of home-buying data is digitised today, according to the industry’s Open Property roadmap. Verified information is rekeyed at every handoff between parties. Those handoffs are where the delays and the fall-throughs live.

 

Why the Reform Roadmap Matters Now

The roadmap commits to upfront sales packs, digital property logbooks, binding contracts earlier in the process, and a Smart Data scheme to share verified property information securely across the chain. It also backs digital identity, e-signatures and AI-assisted conveyancing. This is a government timetable, not an industry aspiration.

 

Shared Rails Change the Post-Offer Journey

Shared rails mean verified property data moving across every party in the transaction, rather than being rebuilt at each stage. For lenders, the implication sits squarely in the post-offer journey. Data that could travel with the transaction is still being re-entered, checked and chased.
