Smart Data: From Participation to Action | June ’26 Lender Bulletin

Chris Williams – June 2026

Overview

The mortgage industry is investing significant time in understanding Smart Data. Activity has grown across the FCA, CFIT, industry working groups and standards initiatives, and that collaboration is welcome. The harder question is what each lender decides to do with it. This month’s Lender Bulletin examines why participation in industry initiatives does not automatically create value, and what separates the organisations that turn insight into action.

The Challenge

Participation is not the same as progress, and it is easy to mistake one for the other. Organisations attend the sessions, share the updates internally and learn from the market. Yet little of that learning becomes lender-specific priorities, investment decisions or measurable outcomes. The challenge is no longer understanding what Smart Data could mean for the market. It is deciding what it means for your business.

From Market Value to Business Value

The industry will keep exploring use cases, standards and policy frameworks. Lenders face a narrower set of questions. Which opportunities are relevant to us, where could value be created, and what should we do now to prepare for what comes next? Smart Data can create value for the market without creating value for any single organisation. Deciding where it matters for your customers, your operating model and your growth strategy is work that sits with each lender.

Who Owns the Decision

Most organisations do not struggle for capability or ambition. They struggle because there is no structured way to convert market insight into organisational action. Knowledge is generated and opportunities are identified, but the harder questions go unanswered. Who owns the decision on whether something matters, who assesses its commercial value, who prioritises it against existing work, and who is accountable for turning it into an outcome? As the volume of industry initiatives grows, these questions matter more, not less.

Pathfinder by Novus

Deciding where to act starts with seeing where value sits. Pathfinder by Novus visualises journey friction, identifies operational drag and models opportunities for improvement. It gives lenders an evidence-based view of where time and value are being lost across the transaction, so investment can be prioritised with confidence rather than assumption.

The Strategic Shift

The next phase of transformation will be defined less by access to information and more by the ability to apply it. Part of that is an operating model decision, because Smart Data only creates value when it can move and be reused across the ecosystem. This is where Horizontal Digital Integration, the industry’s operating model for connected flow, becomes relevant. The advantage will sit with the organisations that are most effective at converting industry learning into action, not those participating in the most working groups.

Three Focus Areas This Month

Review the industry learning gathered over the past twelve months that has not yet been translated into action. Decide where emerging initiatives such as Smart Data could create meaningful value for your organisation, rather than value for the market alone. Put in place a clear mechanism for converting industry insight into prioritised business outcomes, with ownership and accountability built in.
