Overview
On 19 June the government published its Home Buying and Selling Reform Roadmap. The industry direction is now settled. What is far less settled is what any individual lender should do next. This month’s Lender Bulletin looks at the gap between understanding the roadmap and executing against it.
The Strategic Challenge
Understanding is not execution. The direction is clear, but priorities are not, and every lender starts from a different place. Pipeline shape, legacy estate, partner relationships and appetite for change all differ. A roadmap written for the industry does not translate cleanly into a plan for a single balance sheet.
Where Lenders Should Focus
Three areas carry the weight. Data exchange, the shared rail that allows a verified fact to be created once and reused across the chain with its trust intact. Orchestration, the coordination of steps and state between the parties in a transaction. And business priorities, because reform readiness has to earn its place against everything else already committed.
Keeping data exchange and orchestration separate matters. One shares the data. The other coordinates the work. Conflating them makes it far harder to ask sharp questions of any solution put in front of you.
The Commercial Case
The prize is commercial, not regulatory. It takes around 120 days on average from offer to completion, and close to one in three agreed transactions fall through. The Department for Business and Trade identifies home buying as the single highest-value smart data use case in the economy, worth around £14.1bn in net present value to 2043.
The Opportunity
Advantage will not go to the largest balance sheet or the biggest technology budget. It goes to the lenders who translate insight into action, prioritise investment deliberately, and execute with confidence while the rules are still forming. That lead compounds, because the ready learn faster than the waiting can catch up.
