Following the property transaction stage by stage
“We have a fall-through problem” is rarely specific enough to act on. Fall-through builds up across many stages of the journey, pre-offer and post-offer, and each stage carries a different cost profile: pre-offer loss is wasted processing on an application that never reaches a lending decision; post-offer loss is that same wasted processing, plus lost interest margin, plus a penalty for every day a case runs past your completion target. Pathfinder by Novus’s Financial Analysis tab now lets you see, and edit, that build-up stage by stage.

What’s new
The Editable Stage Breakdown lists every stage that carries material cost, showing the applications entering it, the number and percentage falling through, its average duration, and the resulting processing waste and lost margin in pounds. Entry is only editable at the very first stage; every stage after that inherits its entry from the previous stage’s exit, so the whole funnel cascades from one number at the top. Edit a fall-through figure or a duration and the change ripples through the totals immediately; press save and it becomes the new baseline for your lender configuration.
A companion Improvement Scenarios table takes the current baseline and shows, side by side, what the grand total fall-through cost and lost lending opportunity would look like if post-offer fall-through fell to 15%, 10% or 5%, with the saving against baseline in each case. It is a direct, numeric answer to the question, “what is it worth to us to stop losing applications after offer?”
Why it matters now
Two lenders can quote the same headline annual fall-through cost and be looking at completely different problems: one driven by pre-offer drop-out on a high-volume, low-cost stage, the other by a small number of post-offer cases running weeks over target and carrying real interest-margin loss. Only a stage-by-stage, entry-and-exit view separates these, and only that separation tells you which stage, and which kind of cost, to fix first.
How this helps mortgage lenders
- Move from one number to a diagnosis. Instead of a single annual fall-through figure, see exactly how much of it sits pre-offer versus post-offer, and at which specific stage, before deciding where to act.
- Put a figure on running over target. The post-offer carry-cost calculation prices the penalty of missing your speed-to-completion target in pounds, a cost that is often invisible in standard MI.
- Test the value of an improvement programme before funding it. The Improvement Scenarios table gives a defensible, if-then answer to what a specific reduction in post-offer fall-through is worth, to support a business case.
- Keep the numbers auditable. Every figure traces back to a specific stage’s entry, fall-through and duration, calculated on the same formula in the browser and on the server, so the business case stands up to scrutiny.
The Editable Stage Breakdown and Improvement Scenarios table are live now on the Financial Analysis tab, alongside the existing Executive Summary.
