Mapping the whole market: introducing the HDI Market Radar
Most lenders navigate the mortgage and conveyancing technology market through sales decks, conference conversations and word of mouth. That knowledge ages quickly, and it rarely lines up with your own journey. Pathfinder by Novus now includes a new module, the HDI Market Radar, that gives lenders a single, evidence-graded map of the providers operating across UK home buying and selling.

What’s new
The HDI Radar is a curated view of 147 providers, built from Novus’s July 2026 UK mortgage-technology research and organised across 18 market segments and the full home-buying journey chain, from property search through to post-completion. Every lender sees the same canonical map. There is no per-lender version to maintain, and no private data in it.
Each provider is classified on two axes. Role describes how it broadly spans the journey: Specialist (deep in one or two stages), Integrator (connective tissue across several stages), Orchestrator (coordinates work and state across multiple independent parties, end to end), or Public Rail (shared infrastructure such as HM Land Registry, held outside the role comparison because it is not a market competitor). Journey stage places the provider on the same chain used elsewhere in Pathfinder, so a provider you see on the Radar lines up with the stages you already model in the Simulator and diagnose in the Friction Heatmap.
Every classification also carries a confidence grade, from analyst-verified through to partial, vendor-claimed and emerging, so you always know how much weight to put on it. To be clear about what it deliberately is not: there is no numeric score, no star rating and no quadrant plot. The Radar tells you what a provider does and how well-evidenced that is, not whether it is “good.”
Why it matters now
This lands at a moment when the industry is actively trying to solve the same coordination problem the Radar maps. The government-backed Open Property Coalition, convened by the Centre for Finance, Innovation and Technology (CFIT) alongside the Department for Business and Trade, the Ministry for Housing, Communities and Local Government, and HM Land Registry, put a number on the scale of the problem in November 2025: the average home purchase in England and Wales takes 22 weeks, roughly 30% of transactions fall through, and (per the Open Property Data Association) less than 1% of the data needed to buy a home exists in digital format.

Solving that requires providers to work together across organisational boundaries. Horizontal Digital Integration (HDI) is the industry operating model for this: it lets data, decisions and workflows move reliably between the independent organisations in a property transaction. Novus did not invent HDI; we use the same term the rest of the market does. The Radar does not build that integration for you. It gives you a reliable map of who is already positioned to help you move towards it, and how confidently that positioning is evidenced.
How this helps mortgage lenders
- Vendor conversations start from evidence. Before a first call with a prospective integration partner, check its role, its evidence grade and its last-verified date, and go in with the right questions.
- Spot where the market is thin. If a stage in your journey is under-served by Integrators or Orchestrators, that is a signal that in-house build, or a bespoke partnership, may be the more realistic route to reducing fall-through there.
- One shared reference across teams. Because the Radar’s stages are the same stages used in the Simulator and Friction Heatmap, a technology proposal can be tested against your own modelled journey time and fall-through cost, rather than argued from a slide.
- Share a precise view, not a screenshot. Every filter and search is written into the page address, so a filtered view, every Orchestrator serving conveyancers, say, is a link you can send to a colleague exactly as you left it.
The Radar’s read experience (journey map, provider directory, profiles and changes feed) is live now on the validated 147-provider map. The analyst review workflow that keeps it current, and a possible future numeric scoring model, are on the roadmap and will be covered here as they land.
